A private island-style estate, entirely your own.
The Estate (Gökçe Gemile Estate) is the complete expression of Gökçe Gemile, a secluded peninsula where Villa Gökçe, Villa Elmalı and Villa Gemile are reserved together as one private world.
When the entire peninsula is entrusted to a single group, the bay opens itself fully. Time, space and nature are experienced in complete privacy. No neighbours. No schedules. No interruption.
The Estate accommodates up to twenty four guests across three independent villas, each surrounded by its own private gardens and swimming pool. Hidden coves, secluded beaches and every corner of Gökçe Gemile become exclusively yours. It is a rare form of Mediterranean living that offers the feeling of a private island style estate without the limitations of island isolation.
Although the level of comfort and service rivals the world’s most discreet destinations, Gökçe Gemile Estate is never experienced as a conventional hospitality environment. It is a lived in property shaped around calm, privacy and spatial autonomy. When the entire peninsula is reserved together, luxury becomes quieter. Shared breakfasts, long afternoons by the sea and evenings shaped gently by the rhythm of the landscape.
Dining at The Estate is defined by flexibility, discretion and refinement. Breakfast is always included, prepared fresh and served daily. Residents may choose half board or full board options through a private chef service created exclusively for their group. Meals are served within the villas, beneath shaded garden pergolas or directly by the sea. Throughout the day, tea, coffee, fruit and freshly prepared refreshments are quietly available at the beach as a natural extension of the estate rhythm.
Supporting this effortless atmosphere is the Home Helper service, unique to Gökçe Gemile Estate. Available on a weekly basis, it allows residents to step away from everyday routines completely. From housekeeping and kitchen organisation to shopping and daily flow, everything is handled discreetly in the background. For families and larger private groups, it allows time together to remain uninterrupted and unburdened.
The Estate naturally balances retreat and exploration. Some residents choose to remain entirely within the calm rhythm of the peninsula, moving quietly between private pools, hidden coves and the shoreline. Others explore the surrounding coastline through kayaking, paddleboarding, snorkelling, guided walks, diving or cultural excursions arranged privately through the Gökçe Gemile concierge. Nothing is prescribed. Every experience remains optional and entirely self directed.
Easy access by land, sea or air is arranged seamlessly through concierge and Home Helper support. While many residents rarely wish to leave once they arrive, nearby coastal towns, islands, bays and historical sites remain within reach for those who wish to explore the wider Mediterranean coastline.
The Estate is not a holiday concept, but a way of living. Surrounded by nature. Entirely private. Completely under your control.
What defines The Estate is not simply the presence of three villas within the same peninsula, but the creation of a protected spatial environment capable of supporting an entirely independent rhythm of living.
Rather than functioning as a conventional hospitality setting, The Estate operates as a low density private coastal territory where architecture, landscape, privacy and daily life remain in quiet balance.
The three villas are positioned across the peninsula with deliberate spatial separation, allowing high privacy families, private groups and multi generational gatherings to remain within the same environment while preserving individual privacy, silence and autonomy.
This creates a way of living that feels closer to a privately controlled Mediterranean estate than to a visible hospitality environment.
Days unfold according to personal rhythm rather than programmed schedules. Some residents may spend the morning on the water while others remain within the privacy of the peninsula. Evenings move naturally between private dining, the coastline and the calm atmosphere of the estate itself.
The surrounding geography plays an essential role in this experience. Forest, terrain, coastline and controlled access together create a naturally protected environment where privacy is shaped not through artificial isolation, but through spatial distance and landscape itself.
For private families and discreet groups, The Estate can also support a yacht connected coastal rhythm, with the bay, shoreline, villas and dining spaces forming a self contained private territory. It allows residents to gather, host and move according to their own pace without public hospitality density or visible social exposure.
Within full estate reservations, private social and cultural life may unfold quietly through intimate dinners, chef led evenings, discreet coastal gatherings and carefully managed private hosting shaped entirely around the rhythm of those in residence. These moments remain low density, private and fully integrated into the protected atmosphere of the peninsula rather than staged as visible entertainment.
For this reason, The Estate is not designed around resort logic, social visibility or entertainment driven luxury. It is designed around autonomy, protected seclusion and the freedom to live privately within a controlled coastal environment.
The result is a private island style condition without the limitations of island isolation. A spatially protected Mediterranean territory where residents remain connected to the wider coastline while preserving silence, distance and controlled visibility.
Gökçe Gemile supports a form of autonomous coastal living shaped around private sea access, protected territorial privacy and independent rhythm between land and sea.
The Estate allows residents to experience a private island style Mediterranean condition while maintaining the flexibility of mainland access, private yacht movement and discreet coastal mobility without logistical isolation.
Rather than functioning as a hospitality environment organised around public circulation, the peninsula supports a quieter rhythm of private coastal living where villas, the private bay, sea access and protected landscape operate together as part of a low density estate ecosystem.
This balance creates a rare form of Mediterranean autonomy.
Private without disconnection.
Secluded without limitation.

Indoors at The Estate, three architectural identities coexist in quiet harmony. Villa Gökçe expresses bold contemporary design shaped by natural elements - including a living carob tree rising through the heart of the home - with double-height spaces and panoramic views across gardens and bay. Villa Elmalı reflects an Anatolian spirit, blending rustic warmth with refined craftsmanship and subtle Ottoman touches. Villa Gemile, inspired by the region’s Turkish-Greek heritage, is a grand yet intimate composition of hand-cut stone, carved timber, and forged iron.
Each villa features a beautifully equipped kitchen designed for real living - ideal for families who enjoy cooking together or for meals prepared by a private chef. These kitchens remain fully independent of the estate’s separate professional service kitchen, allowing in-villa spaces to remain calm, uncluttered, and entirely private.
Bedrooms are conceived as personal retreats within the estate. Master suites in each villa carry their own character - from sculptural marble beds and handcrafted wooden walls to Anatolian detailing and heritage stonework. Ground-floor twin rooms offer ease and comfort, while bathrooms elevate natural materials into art: marble-lined walls, monsoon showers, and basins carved from basalt, igneous rock, and Bergama granite. Discreet guest and pool houses at Gökçe and Gemile provide independent accommodation for additional guests or staff, always close - yet never intrusive.

Outdoors, The Estate unfolds as a private peninsula shaped by sea, forest, and stone. Each villa’s gardens are entirely secluded, offering their own rhythm of water, shade, and stillness. Villa Gökçe opens onto expansive landscaped grounds with sweeping coastal views, centred around a lake-style infinity pool, spa pool, and a sculptural jet-tub carved from a single boulder.
Villa Elmalı is defined by water and stone - with pools and cascades integrated seamlessly into the terrain, accompanied by the calming sounds of forest and flowing water. Pergolas and seating areas invite quiet moments at any hour of the day. Villa Gemile is the most hidden of all: a terraced garden of mosaic paths, flowering beds, pergolas, and a grotto-like pool formed around a hand-carved stone jacuzzi, with infinity views toward Babadağ and the Karatepe mountains.
Across the estate, private coves and beaches remain reserved for your group. Beachside gazebos host shaded lunches and continuous refreshments, while kayaks and paddleboards drift across turquoise water. From sunrise swims to sunset dinners by the sea, outdoor life at The Estate remains unstructured, generous, and deeply personal.
