The Estate brings Villa Gökçe, Villa Elmalı and Villa Gemile together for one family or private circle, creating the most complete expression of Gökçe Gemile Private Bay.
Across three independent residences, residents can share one private Mediterranean world while preserving the individual space, gardens, pools and rhythm of each household. The Estate accommodates up to 24 guests and is designed for families, multi-generational groups and private circles seeking complete exclusivity without the density or choreography of a conventional resort.
The experience is defined by flexibility. Families may gather for breakfast beneath one pergola, dine within a villa, meet in the gardens or share an evening by the sea, then return to separate residences whenever they wish. Service adapts to the group rather than requiring the group to adapt to service.
Private chef dining, waiter service, housekeeping, concierge, transport and privately arranged activities can be coordinated across the estate as one private household. Breakfast is included, with half-board and full-board private chef options available according to the chosen service arrangement.
The Estate balances retreat with possibility. Some residents may remain entirely within the quiet rhythm of the villas, gardens and coast. Others may spend the day on the water, diving, kayaking, paddleboarding, walking through the forest or taking a privately arranged yacht or boat day. Nothing is compulsory. Gökçe Gemile Private Bay supports a land-and-sea rhythm in which residents can enjoy the separation associated with private-island life while retaining mainland freedom.
Yacht and boat movements may be coordinated according to local sea and weather conditions, while road and airport connections preserve multiple ways to arrive, leave or explore the surrounding coast.
The result is private-island-style separation without private-island dependence.
Three architectural identities coexist within The Estate. Villa Gökçe is the most contemporary, shaped by open volume, natural materials and strong integration with the surrounding landscape. Villa Elmalı carries an Anatolian and rustic character rooted in regional stone and craft. Villa Gemile draws on the cultural memory of Kayaköy / Levissi through hand-cut stone, carved timber and forged iron.
Each residence has its own fully equipped kitchen for private family use, while the separate professional service kitchen allows chef and waiter operations to remain discreetly outside the primary living spaces.
Guest and pool houses at selected villas provide additional independence for guests or accompanying staff while remaining close to the principal residences.
Outdoor life at The Estate moves between private gardens, pools, shaded pergolas, forest, coastal viewpoints and the secluded bay environment. Each residence retains its own garden and pool, allowing different households within the same private circle to enjoy independent outdoor life.
The waterfront is reached using the private forest funicular toward the coast, followed by a landscaped stone path and steps to the shore. This arrangement preserves the natural visual character of the forest and coastline while connecting the residential area with the sea.
Water sports, coastal exploration and privately arranged boat or yacht days may be coordinated according to conditions and guest preference. Villa Gemile includes a water slide discreetly integrated into its natural rockscape.
As in much of the Mediterranean, fire risk is significant during the dry summer months. A strict smoking policy therefore applies throughout the estate.
